The last quarter of 2011 remained steady with a balance of listing and sales. Prices remain steady as well with minor increases in detached housing, while condo/townhouse prices continued to slowly descend. There is still a lot of inventory in the detached market with over 759 listings in Coquitlam, Port Moody, and Port Coquitlam. Single family homes remains a balanced market in terms of listing/sales ratio.
We predict minor (1-3%) swings in prices this year, varying seasonally with an emphasis on foreign investors still driving the market. Interest rates are forecast to remain steady throughout the year as well.

Friday, September 30, 2011 Choosing a RealtorCategories:Realtor One of the most crucial steps in buying or selling a home can start with your decision on who you choose to use as your Port Moody Realtor.
It should be important to you to keep these following questions in mind:
1) Is the Realtor local? This can be very important for a number of reasons. If they live and work in the area they should have a comprehensive understanding of the market and pricing. Also, they will be able to direct you in decisions on what is important to you (schools, churches, transportation, ammenities, etc...).
2) Do you feel comfortable? Trust and communication are key in searching for a home. Chances are, if you don't trust or feel comfortable with who you're working with, the entire buying/selling process will be unpleasurable.
3) Does he/she respond to you quickly? "Time is of the essence". It's in the contract when you buy or sell and it should be the way your Realtor conducts daily business as well. You don't want to let a potential "gem" slip away because you can't get your Realtor to respond to your phone call or emails.
4) Is he or she in the top percentage of Realtors? While this may or may not be important to you, it is worth mentioning that if they are, it means they are active and know the market and pricing.

One can easily pass a lazy afternoon with a picnic at Rocky Point Park, a hike or canoe ride in Buntzen Lake, a swim on the beach at White Pine, plus all the bike and running trails that surround Port Moody. Port Moody outdoor recreation is the best around! As a resident Port Moody realtor, I am proud to call it home. It's hard to imagine that this photo of Buntzen Lake is only a ten minute drive away from the city core. It's the perfect place to retreat to with friends, family or just to take your dog for a walk.

Tuesday, August 16, 2011 August Market UpdateCategories:Market Update The summer market has cooled off and sales have decreased throughout July and August. An increase in inventory levels and slower sales are turning back towards a "Buyers Market".
Currently in all Port Moody condos and townhouses there are currently 285 active listings, and only 33 sales in July and first half of August.
Sellers- You must be the best priced or your place will NOT sell.
Buyers-lots ot choose from and more negotiating strength.
Some Buyers seem to be waiting to see what happens with the market. Will prices decrease, and how much will they come down? Always good to keep in mind, but watch for interest rate hikes as an increase in interest rates will more or less leave you with the same payments each month. Wednesday, July 6, 2011 Golden Spike DaysCategories:Events Canada Day proved to be an excellent time in Port Moody as we celebrated and participated at Rocky Point Park for the July 1st weekend. A great time was had by all. The weatherman cooperated and families enjoyed the days while the beer garden rocked into the night. We set up a booth with a colouring contest, face painting and bean bag toss for the kiddies to go wild!
